About the Opportunity

Are you a seasoned property management professional ready to step into a genuine leadership role? We are looking for a driven and experienced Team Leader to take ownership of a high-performing property management division spanning five offices and a team of six dedicated Property Managers with approximately 750 properties under management.

What You’ll Be Doing

→    Lead, mentor, and support a team of six Property Managers across four office locations

→    Oversee day-to-day property management operations, ensuring consistency and quality of service across the portfolio

→    Conduct regular one-on-ones, team meetings, and performance reviews to develop staff capability and engagement

→    Travel between offices on a regular basis to provide hands-on leadership and maintain strong team culture

→    Act as the escalation point for complex tenancy matters, owner disputes, and compliance issues

→    Drive business development initiatives including new managements, owner retention, and referral partnerships

→    Monitor KPIs, arrears, vacancy rates, and portfolio health — reporting to senior management

→    Collaborate with principals and department heads on strategic planning and process improvement

→    Ensure all operations comply with the Property Occupations Act and relevant Queensland legislation

What We’re Looking For

→    Current Queensland Real Estate Licence (or full Licence — essential)

→    Minimum 3–5 years’ experience in residential property management

→    Demonstrated experience leading or supervising a team, ideally in a multi-site environment

→    Strong knowledge of Queensland tenancy legislation and compliance requirements

→    Excellent communication, conflict resolution, and negotiation skills

→    A proactive, solutions-focused mindset with a genuine passion for developing people

→    Confidence in business development and the ability to grow a portfolio organically

→    Current driver’s licence and willingness to travel regularly between offices

→    Proficiency with property management software (Ailo, MRI Property Tree, or similar)
